Custom Homesite Offering

• We have a wonderful selection of homesites available in gated communities ranging in size from 1/3 acre to five acre estates. Priced from the mid $200,000s, these homesites are available with a variety of views including views of the Somersett Valley , our golf courses and the picturesque Sierra Nevada Mountains .

• Numerous financing packages are available with as little as 5% down. Purchase and Sale Agreements are initiated with a $5,000 deposit and typically close escrow in 30 days

• If you are considering buying now and building later, there are no time requirements to start construction. All architectural plans are subject to our Design Review Committee approval process. The minimum required size of custom homes in Somersett is 2,500 square feet.

• Individuals interested in buying a custom homesite and having a home built should allow a minimum of 12 months from start to finish. You may use any architect or builder licensed in the state of Nevada and we gladly offer a list of recognized builders and architects if you need assistance.

Custom Homesite Association dues for gated communities are $230 per month and include use of the multi-million dollar Club at Town Center and the Canyon Nine golf course. The Club at Town Center includes a resort-style pool with 98-foot water slide, a lap pool, family and adult spas, saunas, a cardio weight center and aerobic studio with fitness classes, an indoor sport court and community stage, an art studio, kids club, teen center and tennis courts. The Club at Town center is also the starting point for the Canyon Nine golf course, a 9 hole par 3 walking course designed by Tom Kite. Somersett also has over 26 miles of paved and natural hiking, biking, and walking trails.

Somersett Country Club Incentives

$20,000 in developer incentives are available towards the purchase of an Equity Golf Membership in Somersett Country Club. The par-72 course plays to 7,252 yards from its championship tees, includes seven lakes, 62 white sand bunkers, 400 ft. wide landing areas and five sets of tees per hole.
